OUR PROCESS OF LEASING YOUR HOME

1. PROPERTY APPRAISAL

The first step is possibly the most important. We inspect your property and establish the likely achievable rental price which is based on current market conditions, the properties location and current demand levels. Our role is not to just lease your property; it is to deliver you the best rental return to maximize your asset.

2. PREPARATION

Prior to the commencement of marketing we make any recommendations to you that we believe require attention. This includes both compliance issues and suggestions that we believe will result in a potential higher rent and a quicker letting of the property.

3. MARKETING THE PROPERTY

As part of our superior service we provide the below benefits FREE OF CHARGE:

: 3D VIRTUAL TOURS ( Save $350 ) This new technology is simply amazing. We are leasing homes to interstate tenants via them inspecting via a 3D tour. This gives our investors the edge as the tours give these tenants the confidence to submit applications prior to arriving in the state. Put simply we give you an unfair advantage in the marketplace. Note that if your property is tenanted we would require approval of the tenant to conduct the tour. Also the home would have to be tidy.

: PROFESSIONAL QUALITY PHOTOS (Save $150.00) With the domination of online marketing quality photography is imperative. We pride ourselves on providing this service to our clients FREE OF CHARGE. We also list your home on all major real estate portals and Facebook (Our page has more likes than any other local agency) at no cost. Note that if your property is tenanted we would require approval of the tenant to take photos. Also the home would have to be tidy.

4. TENANCY APPLICATION

Your senior Property Manager will review all applications and check the applicants references. We do not outsource this as it is a critical part of the process (A lot of large companies outsource this to oversees companies)

OUR PROCESS OF MANAGING YOUR INVESTMENT PROPERTY

We are stringent when it comes to tenant selection, tradesman’s  quality, regular quarterly inspections and legal documentation. Our processes ensure that rent is paid on time, periodic inspections conducted quarterly, maintenance requests handled promptly and efficiently.  Well prior to the end of the tenancy we make contact with your current tenant to ascertain whether they wish to renew the lease. At this time we also review the current rental price with you. If they do not wish to renew we then begin  a new marketing campaign immediately which avoids you having prolonged vacant periods with no rental income.
